What Florence is

Florence is a town of 3,822 people at 5,181 feet on the Arkansas River in eastern Fremont County, 33 miles west of Pueblo and about 9 miles southeast of Cañon City. It was incorporated September 13, 1887 and named for Florence McCandless, daughter of a local settler, but its economy came out of the ground: oil was discovered nearby in 1862, and Florence became the first significant oil center west of the Mississippi. Today the town is known for two things that could not be more different. The Downtown Florence Historic District, listed on the National Register of Historic Places in 2017, is a main street of antique shops that has earned Florence the label of Colorado’s antique capital. And just outside town is the Federal Correctional Complex, home to ADX Florence, the only federal supermax prison in the United States. The 2020 census counted 1,750 housing units.

The housing is a layer cake: brick and frame homes from the oil-boom decades around the 1887 townsite, a post-war ring, and newer construction on the flats toward CO 115 and the prison complex.

What fails on Florence homes

Freeze-thaw on the valley floor. Florence sits in the semi-arid high desert of the Arkansas Valley, and its winters look like Pueblo’s: a normal January that thaws most afternoons and freezes most nights. Water in a hairline crack expands about 9 percent on each freeze. The crack repair page sorts the cracks that need sealing before winter from the ones that can wait.

Hail off the Wet Mountains. Colorado’s hail season runs mid-April to mid-September, and afternoon storms that build over the Wet Mountains to the south cross Florence on their way to Pueblo. Stucco skins on oil-boom brick and frame. Much of the older townsite was never stucco; where it wears stucco now, it is a later skin over original brick or frame. Those skins crack wherever the substrate moved, and the honest repair sometimes starts with repointing the brick. The crew identifies what is behind the stucco before quoting, because the material decides the method.

Wall bases along the river flats. Florence’s older lots on the flats near the Arkansas hold moisture near grade, and stucco run down to the dirt on pre-code homes wicks continuously. White efflorescence bloom, then staining, then soft material at the bottom foot of the wall. That is a patch with a weep screed and a drainage fix, not a skim coat.

Newer one-coat. The subdivisions built since the 1990s toward CO 115 wear one-coat stucco over foam sheathing with foam trim bands under acrylic finish, the same stock as Pueblo West. Thinner walls, more hail-vulnerable, and foam-trim sealant joints that fail below window sills.

Faded finishes. The same near 3,470 hours of annual sunshine as Pueblo. Chalky, map-cracked, otherwise sound south and west walls are elastomeric coating candidates; walls with failed base coats are a recoat.

Permits and licensing

Colorado has no state general contractor license, and around Florence licensing is local and layered. The City of Florence runs its own building department. Fremont County has licensed contractors for work in the unincorporated county since 2015 and handles permits outside town limits from its building department in Cañon City, including Penrose. Cañon City runs its own department too. None of these are the Pueblo authorities, which split on January 1, 2026 into the Southern Colorado Building Department and the Pueblo County Building Division. Timing in Florence

Cement stucco should not go on when temperatures are heading toward freezing, so the honest working window on the valley floor is roughly late April through mid-October. Seal open cracks and hail damage before the fall freeze; elastomeric coatings are more forgiving and extend the season a few weeks at each end.
