Freeze-Thaw Season Prep for Pueblo Stucco: The October Checklist

Pueblo’s stucco has one enemy that outworks all the others, and it clocks in around the second week of October. The National Weather Service office in Pueblo puts the mean date of the first fall freeze at October 8, with a 90 percent chance of one by October 20 and a 90 percent chance of a hard 28 degree freeze by October 27. From there until the mean last spring freeze on April 29, the wall lives in a cycle that NOAA’s 1991-2020 normals describe better than any contractor can: about 165 nights a year at or below 32 degrees, a January normal high of 48.4 and low of 15.4, and an average diurnal swing of 32.5 degrees. Thaw in the afternoon, freeze at night, repeat for six months.
This post is the checklist for getting a stucco house through that. It takes about an hour with a ladder, a coin, and a garden hose, and the things it finds cost a fraction in October of what they cost in April.
What freeze-thaw actually does to a wall
Water expands about 9 percent when it freezes. That is not much in a glass, but inside a hairline crack in a cement finish coat it is a wedge driven in from the surface, pushing the crack edges apart. Then the afternoon sun thaws it, the crack is a little wider, and capillary action pulls in a little more water from the next melting snow or the condensation on a cold wall. The next night, the wedge is bigger.
Two things come out of that cycle. The first is widening: a hairline you could barely see in September is a crack you can slide a credit card into by March. The second is spalling: where water got behind the finish coat rather than just into a crack, the ice lifts the finish off the brown coat in a dish-shaped flake. Before it falls, the spot sounds hollow when you tap it. After it falls, the brown coat is exposed and drinking water directly.
Pueblo’s version is worse than most places’ because the swing is so wide. A city that freezes and stays frozen gets one expansion per cold spell. Pueblo gets one per night. And the 28.3 inches of average annual snowfall arrives in small doses that melt against a sun-warmed wall by afternoon, which keeps the crack fed.
The checklist
1. Walk every elevation in raking light. Early morning or late afternoon, when the sun hits the wall at a low angle, shows cracks and surface texture that noon light hides. Start on the south and west faces, which take the most sun and the widest daily swing.
2. Sort the cracks with a credit card. Fine map cracking, the spiderweb pattern, is finish-coat fatigue and can wait if it is isolated. Anything a card edge fits into is an open crack that holds water. 3. Tap around every crack and below every window. Use a knuckle or the handle of a screwdriver. Sound stucco sounds solid. Delaminated stucco sounds hollow, and it is the spot that will spall this winter. Mark it with chalk.
4. Look below every windowsill. Sills shed water onto the wall below, and the finish there takes the most wet-dry and freeze-thaw cycling on the house. Staining, hairlines, or a hollow sound below a sill is the most common first failure on Pueblo’s 1950s to 70s stucco-over-block ranches in Belmont and Sunset Park.
5. Check the foam trim joints on newer homes. On the 1990s and newer one-coat homes that make up most of Pueblo West, the caulk joint between foam trim bands and the field stucco is the leak point. Cracked, shrunken, or missing sealant there sends water behind the trim. It is a tube of the right sealant in October and a patch in May.
6. Check the wall base, all the way around. Stucco run down to the dirt with no weep screed wicks ground moisture continuously, and the bottom foot freezes solid. White efflorescence, staining, or soft material at the base means water is already in the wall. Look for what is feeding it: a downspout discharging at the foundation, a sprinkler head aimed at the wall, grade sloping toward the house.
7. Run the hose. Ten minutes of water down each downspout. Watch where it goes. If it pools at the foundation, that is the single cheapest freeze-thaw fix on this list: a downspout extension moves the water away from the footing, which also helps the foundation itself, since the Colorado Geological Survey ranks expansive soil as the state’s most significant geologic hazard and the smectitic clays the NRCS maps through the Arkansas Valley swell when wet.
8. Note this summer’s hail. Colorado’s hail season ended in mid-September. Every pit a June storm left on the west wall is a spot where the finish is thinner and the ring around it is cracked. Left through a winter, pits become spalls. Photograph them with the date; the hail and freeze page explains why the timing matters for both the wall and any insurance claim.

Every number comes from the pricing page, and most crews carry a $300 to $500 service minimum, so batching everything the checklist finds into one visit is the efficient buy.
What the same findings cost in April
The open crack that was $200 to $800 in October has spent 165 nights widening. Some of them are now patches, because the ice got behind the finish. The hollow spot that was a $500 patch has spalled and let water reach the lath; if the lath rusted, the patch is bigger. The map-cracked elevation that could have been coated for $1.50 to $3.50 per square foot now has spalls scattered across it and needs patches before it can be coated, or a recoat at $3 to $6. Nothing in this trade compounds like a Pueblo winter, and nothing is cheaper than sealing a wall in October.
The timing problem, honestly
Cement stucco should not be applied when temperatures are dropping toward freezing. That means the same October that is the right time to seal a wall is also the last month cement work can be done reliably. If the checklist turns up hollow spots or spalls in the third week of October, the honest plan is often a temporary weather seal on the worst spots to get through winter and a proper rebuild after the April 29 mean last freeze. A crew that promises a full cement patch on a 40 degree afternoon in late October is promising a patch that shrink-cracks in January.
Elastomeric coatings are more forgiving; most products want the wall above roughly 50 degrees during application and for a day or two after, which October in Pueblo usually delivers. That makes a September or early October coating the best single freeze-thaw defense for a sound, map-cracked wall: it goes into winter sealed.
Do it in September if you can
The ideal version of this checklist runs in the second half of September, after hail season and before the first freeze. Walls are dry, temperatures are in the 80s by day, cement cures properly, and there is time for a two-visit patch with cure between coats. Send photos of what you find: a wide shot of each elevation, close-ups of the cracks and hollow spots with a coin for scale, and one of whatever is feeding the wet wall base. The diagnosis and a number come back the same day, and if the honest answer is “seal these two, the rest can wait for spring,” that is the answer you will get.
